We arrange regular inspections of security and condition of your property. The property will also be inspected when it is vacated after a rental arranged by Happy Homes. Whenever appropriate a written report will be sent to the owner detailing any problems that have occurred with the property and recommendations for any repairs or maintenance that needs to be carried out. Emergency repairs and basic maintenance work will be carried out immediately and without prior reference to the client. In case of any major repairs and or redecorations, we will always send a report with an estimate for approval by the owner before commencing any work.

Because Happy Homes is an independent property management organization, we can introduce you to a wide range of reputable accountants, architects, builders and interior designers to assist you with any type of building and decoration work. Pool cleaning and gardening services will be arranged as required. We also provide maid and laundry services. Additional services can be provided on request and we will be pleased to arrange a quotation.

Happy Homes offers a range of administrative services. If required, we handle all contact with public utilities on your behalf. Furthermore we can take care of administrative procedures regarding your property with both local and national authorities.
If you have decided that your property should generate income, it will be our pleasure to market your property on your behalf. We handle both short term- and long term rentals. A listing of your property on our website is free of charge.
We also issue the rental invoices on your behalf for your guests, as well as report the monthly income (SAFT FILE) to the tax authority in a timely manner. The files will be send to the accountant of your choice. We also do the mandatory SEF reporting for you and, if applicable, collect and settle the tourist tax on your behalf. We ensure that your holiday lettings are incompliance with local rental laws for your peace of mind.

Transparent Financial Oversight
We can arrange payment of invoices on your behalf, such as utility bills, insurance cover, government taxes etc. Happy Homes will pay all bills in relation to your property as long as there are sufficient funds in your client account. Fully itemized financial statements of your client account will be sent to you every three months. Invoices paid by Happy Homes on your behalf are kept on file and you may have access to your file at any time during regular working hours.
