General Terms and Conditions.

01.  Prices.

      Included in the rental rates are water, electricity and gas; cleaning after departure; change of bed linen once a week; change of towels twice a week; heating during the colder periods in winter and firewood for stoves and fireplaces available from the stockpile; baby cots and high chairs; use of swimming pool and access to grounds and citrus groves. Other services and supplies such as laundry, extra maid service, table d’hôte, additional beds, etc. can eventually be provided by arrangement. Other services such as domestic help, babysitting, table d´hôte, additional beds, use of washing machine, laundry, air-conditioning, etc are NOT included in the above rates but can be arranged. Some applicable extra charges are:
- air conditioning / air heating where available: € 35 per week per room
- extra bed: € 150 per week
- use of washing machine and iron: € 5 per run
- laundry service: € 3,5 per kilo

02.  Arrival and departure times.

Unless agreed otherwise, the accommodation will be available to the guests from 16.00 hrs on arrival date till 10.00 hrs on the day of departure. If the accommodation is required earlier on the day of arrival or later on the day of departure half a day rental could be charged, provided that such an arrangement is possible. 

03.  Bookings, payments and cancellations by the Client

       A non refundable down payment of 25% of the total rent will be required at the time of booking, the remaining 
       75%  being payable not later than 12 weeks before arrival date. Failure to pay timely the full balance will be considered
       a  cancellation by Client. Following reimbursement schedule will apply in case of cancellation:

                - 83 to 56 days before arrival date: 50%

                - 55 to 28 days before arrival date: 25%

                - less than 28 days before arrival date: 10% of the total rent.

      Clients will confirm their booking by forwarding the down payment, which will also be considered as confirmation 
      that these General Terms and Conditions are known and accepted. A cancellation insurance is

04. Cancellation by the Owner

        Reservations can be cancelled by the Owner without this constituting a breach of contract - possibly resulting in 
        a claim - if at any time the property can not be made available owing to force majeure or other serious
        impediment.  The owner will then in consultation with Client endeavour to arrange equivalent accommodation and
       immediately refund all monies received so far.

05. Damages and breakdowns

        Household appliances, equipment or inventory suffering damage under normal use or becoming unserviceable due to
        fair wear and tear will be replaced or repaired in the shortest possible time. However guests will be liable for any loss
       or damage to the property and its furnishings caused through
negligence or otherwise. Clients may be required to pay 
       a security deposit of € 300/200/100 for the Casarão,
the Patio house and/or the Cottage respectively. These amounts
       are not to be interpreted as a maximum liability. In case of loss or damage through negligence, improper use of the 
       premises or otherwise the
deposit may be withheld and additional compensation in cash be demanded if the deposit is

06. Designated areas

        Guests are requested to respect the designated areas and gardens as to insure for all a maximum of privacy.   

07. Occupancy

        The normal occupancy of the Casarão, the Patio house and the Cottage is of 6, 4, and 2 guests respectively. Unless 
        confirmed in writing by the owner no other people will be allowed on the property. This rule is meant to protect the 
        privacy of other guests and specifically to avoid them to have to share gardens and pool area with visitors.    

08. Pets

        Pets are allowed on the premises provided they cause neither damage or inconvenience to owner or guests.
Guests are requested not to feed any pets except their own.

09. Changes

Prices, terms and conditions are subject to changes without prior notice. They obviously will not be altered after a booking has been accepted.

10. Liabilities.

        Under no circumstances will Clients or their guests hold the Owner liable or responsible for any accident, illness, 
        injury  and/or loss of or damage to their property.
