Description:

This spacious modern three bedroom, four bathroom townhouse with a garage and sunny outdoor spaces is located in Quinta da Pegada, an established residential area within walking distance to the centre of the coastal town of Tavira. The property is laid out over three floors. On the ground floor, a hallway with a guest bathroom leads to a very spacious living room with an integrated dining area and wood burning stove. This is adjacent to a good sized fully fitted and equipped kitchen. Sliding doors in the living room and kitchen provide access to a terrace and large patio area with a fitted BBQ and sink; simply an ideal space to entertain friends and family. A staircase from the hallway leads to the first floor, comprising a master bedroom with a walk-in wardrobe and a good sized en-suite bathroom, as well as two double bedrooms with modern en-suite bathrooms and built in wardrobes. All of the bedrooms are of generous dimensions and two have access to a terrace. The staircase continues to the large private roof terrace with a winter room, a breakfast bar, kitchenette and a Jacuzzi bath with seating for four, sun loungers and table and chairs offering nice views over Tavira towards the sea. The property benefits from double glazing, security shutters, air-conditioning, light laminate flooring in the bedrooms and ceramic floor tiles throughout the property.

This property has various semi-covered terraces with sun loungers and tables and chairs. You will always find a spot to enjoy the sunshine or the shade. Adjacent to the kitchen there is a summer kitchen, with a fitted BBQ, underneath the semi covered terrace, which is ideal for that all important 'alfresco dining'. The spacious roof terrace offers very nice views of the surrounding area.

Lastly, there is a spacious garage that can accommodate three cars.

The Beaches

The Eastern Algarve is renowned for its long, sandy beaches, which never end up being overcrowded. Even in the busy summer months, you only have to walk half a mile to find yourself a quiet spot on the beach to unwind. The nearest beach is located on the Island of Tavira (Ilha de Tavira). The atmosphere on Tavira Island is very relaxed and there is a good selection of cafés, bars and restaurants. The local restaurants serve both meat and fish dishes, but the fish dishes are particularly worth trying. If you like excellent, freshly caught fish, this is a paradise for you! Other nice beaches to visit are the ones in Cabanas de Tavira and Barril in Santa Luzia - opposite Pedras del Rei - centrally located in the Ria Formosa Natural Reserve Park nearby. Both places have a large choice of restaurants and bars for refreshments. Furthermore, Pedras del Rei has a good restaurant called Vale del Rei as well as a Piano bar for late night entertainment. On the beach of Barrill, you'll find a self-service restaurant, hamburger house, Pizzeria/ crêperie, a bar, a Boutique/handicraft shop, a nautical Club and a massage service. If you don't like overcrowded beaches, this is the place for you! When arriving at Barrill Beach, even in high season you just have to walk 500 metres either way, and you have the beach to yourself!

There is a boat ferry which runs from the centre of town (near the Land & Houses - Happy Homes office), to the beach of Ilha de Tavira. Alternatively, there is also another ferry service running from the Quatro Aguas Quay to Tavira Island.

Jacuzzi

The Jacuzzi is located on the large roof terrace which offers beautiful views of the surrounding area and the sea. Sun loungers are available as well as a table with chairs. There is a kitchenette with fridge for snacks and refreshments in the winter room adjacent to the sun terrace.

The Location

You will find this estate on the outskirts of Tavira, a typical Portuguese town with a long history where time seems to have stood still. It is accessed by tarmac road and all amenities are nearby, making it an ideal base for exploring the Algarve on your holiday. The nearest bus stop and train station are a 5-minute walk from the property. There is a short cut to walk in to town via the train station to the Porta Nova area. From there, it's another 5-minute walk to the old Roman Bridge in the heart of the town.

To the East lies the Spanish border which you can cross in 25 minutes. A day trip to Seville is highly recommended and is less than a two-hour drive away. There are many blue flag beaches in the area to choose from. All of Tavira's amenities are nearby. This friendly town has a long history, and there are many restaurants, cafés and bars to choose from. The Algarve offers ideal conditions for playing golf most of the year, and there are four golf courses only a few minutes' drive away: Quinta da Ria, Quinta de Cima, Castro Marim Golf, and the most prestigious of all, the Monte Rei Golf & Country Club. The old towns of Cacela Velha and Castro Marim are also well worth a visit. If you enjoy gambling, there is a casino in Monte Gordo, as well as many restaurants offering Portuguese and international cuisine. It is very easy to lose track of time in Tavira, a lovely old town with a rich history. You could easily spend hours strolling along the charming cobbled streets, which are lined with restaurants, shops, bars and terraces where you can enjoy a refreshing drink in the sun. Praia Verde beach, with its centuries-old pine forest, is also well worth a visit.  This is a very nice destination all year round. 

Furthermore, the Ria Formosa Natural Reserve Park and the National Forest of Vila Real de Santo António are both wonderful places for long walks, bird watching or bicycle (can be rented) tours offering visitors many possibilities to observe local flora and fauna.
